I am taking applications now and will have a few corporate style hangars available for lease / sale hopefully by the end of the year 2021 at KOMN 85 Hangar Way in Ormond Beach, FL 32174. All hangars will be 65 ft wide X 60 ft deep. These hangars (10 total) are located on just under 4 acres which straddles Taxi Way Charlie. The aircraft hangar doors will be “Higher Power” hydraulic doors. The doors will be 60 ft wide and will have 18 ft clear span height. Each hangar will be fully insulated (all walls, the roof and aircraft hangar doors) and will have mechanical ventilation with fire rated drywall and insulation between each individual hangar. Each hangar will have an air conditioned flight planning room as well as an air conditioned ADA compliant bath room which will feature a full shower as well as the other amenities that you would expect to find in an upscale corporate hangar. All hangars will have their own dedicated 50 ft X 65 ft solid concrete ramp which will tie in directly into Taxiway Charlie. We will have very adequate paved parking spaces available. Each hangar will have a pass through door both front and rear. High speed data cabling will be installed in each flight planning room. In general we are only interested in long term leases and will typically not be entertaining month to month rentals / leases. We do offer custom interior buildout to meet the customers needs. We encourage low impact business uses as well. In order to protect our investment as well as the integrity of our development with reference to those who have already pre-leased or bought a hangar, we will be very selective when choosing tenants and other owners. Pricing will be based on the length of your lease as well as other contributing factors. FBO status is approved for the tenants and owners in our hangar complex. We will not be quoting any flat rate pricing without an application on file. We do have very competitive financing in place and available for anyone who qualifies. Please note that we are a privately held real estate development company and we have absolutely no association or affiliation with any other existing FBO or hangar condo association located on the field at KOMN.

The Florida thunder storms aren’t favoring my desired time line to get my CO … but none the less ….. building #1 which is 262 ft X 65 ft, has arrived. From what I see so far, my election to get the epoxy coated structural steel was a great decision. I currently have four ten year old Dean Hangars that just have the primed red iron and it’s already in terrible condition. Granted, Dean is a lower end budget hangar, one would have still expected to get more than ten years of service before needing to sandblast and paint the red iron. This close to the coast, I believe the epoxy coated structural steel will really pay off. The larger of the two hangars which is 392 ft X 65 is scheduled to arrive in 30 days. I currently still have 6 of the 10 hangars available for purchase or lease. If you need a very nice hangar to store your aircraft in, in the Central Florida area, please reach out to me via PM.

The weather finally gave us a break and we got the slab poured for our first four hangars this week. The building is 260 X 60. 362.5 yards poured, plus the column pads that were previously poured. 8 hours start to finish including the saw cutting. That laser screed done an awesome job. Only about another 1,850 cubic yards left to pour to finish the project up.
Anyone looking for some first class hangar space in central Florida please reach out to me. I still have 4 out of 10 hangars available for lease or sale. All hangars will be 65W X 60D and will have 60W X 18T clear span hydraulic doors.
All hangars will have climate control with air conditioned flight planning rooms as well as full bathrooms with large showers that will also be air conditioned.
All hangars will also have their own 65 X 50 apron.

Jim, I don’t believe that it’s part of the TOS on Mooneyspace, is it? As stated it requires being qualified as a lessee or an owner to get pricing. So far everyone that has had a serious interest has appreciated this requirement and my screening process. In summary, I don’t have a set price. If I set a price then I pretty much have to lease to anyone that applies, so depending on the company or individual, the length of the lease that they are wanting, what contribution they can make to our association etc, can make the price fluctuate substantially. This ad should be viewed more as an IPO. I have discussed with the other people who have already bought into our project as owners and none of them want a public price published. One of them just resold at almost 100K over what he paid 9 months ago and yes, the new owner had to be prequalified. I don’t know how else to protect the investment of those that have already invested. I currently still have four hangars that I don’t have a lease on or a contract of sale on so I am VERY selectively looking for lessees or buyers for those 4 hangars.

The iron on building #1 which is 15,600 sq ft and will have 4 individual hangars it going up nicely and with “laser” precision.

We are about 90% complete on the walls on building #1. We are hopeful to get all of the column pads poured for building #2 by mid December.

Progress is continuing as we have most of the structural steel up for the 6 bay hangar. 
Hopefully our framing materials arrive this week and we can get started on our interior buildout on the four bay building towards the end of this week. We also recently got a little publicity from one of the local news papers. He, the reporter, took a lot of notes during our conversation but yet he still ended up stating several things incorrectly in the article. I still feel it is a positive reflection on a small town, southern, general aviation airport.

We got about 325 ft of sidewalks poured yesterday down the back side of our 4 hangar building. 
We have the iron up on the 6 hangar building but concentrating most of our time on the 4 bay hoping to get a CO by mid April.

We have been a while getting here with material shortages etc. but we are about ready to get our CO for the 4 hangar building. The AC’s are running and the carpet is installed in the planning rooms. They are wrapping up the tile in the bath rooms. The 6 hangar building is currently getting the metal sheeting / insulation installed and we are currently pouring the 6 hangar building ramp.
8 out of the 10 are currently under contract so we still have two available. Both are east facing and both will easily accommodate a 550B, or a Bonanza / Baron and a nice size man cave.

Yes Sir … Carpet in the flight planning rooms … tile in the bathrooms and HVAC in both. 7,800 CFM of cross flow ventilation in the rest of the hangar.

We have finally reached that milestone that we have been seeking. Eight hangars are sold and we have retained two to lease out. We are only considering one year plus leases.

Your Cessna Citation 550B fits right in there … with plenty of room to spare.

The door is big, the floors are shiny and the air conditioning is cold.

Select businesses are encouraged and FBO status is available for certain types of businesses.

Hello,

We used Varco Pruden this time. We have used other suppliers in the past. We just usually look for the best price and delivery time. The only building that we would not use is a D&@n. There won’t be anymore of them.
