i looked at an f model and there are some issues in the fuselodge the aluminum tubes are badly corroded as is the retractable step cable to the point of fraying there are a couple of exterior skins that show signs of minor corrosion as well there is a log book entry from 08 where they removed the interior and found severe corrosion on the exterior skins and minor to moderate on the tube structure the skins were replaced the tubes were sanded and painted

to me this is a deal killer am i wrong

Would be a deal killer for me too.  Corrosion is the enemy.  If it has not been repaired and then the whole thing treated to prevent further corrosion, then it will be a killer of your bank account and possibly of you and our passengers.  Too many good ones out there to want that one.

No...you are right.  From my year and a half - long search for a Mooney, the most important factor was a clean airframe.  After finding one, your purchase price was dependent on the current avionics and engine condition.  By continually looking at different planes, you will intuitively know it's value.

Be patient.  I was, and found a beauty.

well wait a minute...........

the corrosion was removed or the skins were replaced. The tubes were sanded and painted. Did that remove the corrosion?

So, is there any corrosion evident now? Yes. Big time on the steel cage tubes. The same ones that were treated in '08.

Why is this plane in such bad shape from corrosion? Is it from exposure or was there maybe some time in a corrosive (seaside) location? Or some other reason.

Get a quote for complete replacement of the steel cage tubes and deduct that from the asking price. Make your other adjustments for mx. and airworthy issues (surely there are other problems) and make your offer.

The logs and your inspection show corrosion. This corrosion was caused by long term exposure to the elements. The whole plane was exposed, but only on some of it has corrosion been found. You have to ask, what about the corrosion that hasn't been found yet? You don't want to be the owner when more is found.
