  2. Not bad but commercial office / warehouse space can do you much better if you were looking at strictly the financial aspect. We put 20% down on our buildings, have them on 15 year schedules, and roughly 1/3 of our gross rental income is free cash flow. Quick math on our most recent purchase has us at 22% ROE.   6. Great point. The failsafe still worked we found when we checked with the handheld at i17. Neat feature and glad that part worked. Also really odd, the outer marker was lit most of the way from i17 to CQA. Oh well, it didn't ruin the afternoon. Still enjoyed some time in the sky Sent from my SM-G930V using Tapatalk

A safety pilot and I were out yesterday trying to get some Hood time and were doing the VOR - Alpha approach into India 17 communicated with ATC that we are cleared for the approach and few seconds later realize the intercom was not functioning. We checked the breakers and nothing was tripped. Since we were on a discrete code already with ATC, Squawked 7700 (should have used 7600) for a moment then cycled the avionics master. All the other avionics came back but the audio panel will still dead. So we decided to terminate the approach and checked the com one in and out with a handheld and found that it still worked. We flew up another 10 minutes to Charlie Quebec Alpha where it was installed installer was there and checked that it indeed was dead. Strange turn of events but hopefully the warranty plays nicely.   9. Don, that's terrible. My customers often ask me to give explanation of countless mistakes my emplyees make and it always comes back to we are still just men / people doing the best we can at work. Mistakes happen.   15. Many thanks to you both. The flashing yellow light got me weird a few weeks back when it first came on at the end of a night flight. That light is certainly alarming. Sent from my SM-G930V using Tapatalk
  16. I've noticed that at low RPM, less than 1100, say on short final or idling on the ground, the yellow light flashes on my JPI indicating low oil pressure. Its down around 56 psi. Its running mid 70s at cruise. Wondering if I need to give it just a small bump? Or is this normal?

  19. Search out my thread from retro to basic if you'd like to see what 50 am use got me. Another 7 and I'll have the True-Track autopilot integrated as soon as its granted STC.   24. Controller going into Cincinnati Lunkin Sunday eve kept me at 2500, 2000 agl, until a 3 mile final. Had a full deflection slip in, settled right down on the numbers for a beautiful landing. Honesty didn't think it would work out as well as it did. Going back to Dayton, left power in on the descent. 25 squared doing just short of VNE on smooth evening air. A perfect night cap.   25. Glad to know there are other states as well. I dont think this should be a deciding factor in purchase criteria but ill certainly be taking it into consideration should I ever go looking to get into another plane.
